Taking a derelict Whangamata Bach and reviving the classic kiwi bach was the clients brief. The partial demolition of the existing home gave way to a modern functional design. The home is located within many modern beach properties and is certainly not out of place.
The home comprises four areas, distinguished by function. The original basement provides parking, storage and an additional bedroom. The staircase leads up to a second floor, where two ocean facing guest rooms, each with their own ensuite, form the visitor's wing.
The newly constructed living area noticeably follows the streetscape, making the progression from the private to communal space. Stacking aluminium joinery provides access to the expansive ocean facing deck, while bi-folding doors extend the living space to the private outdoor area to the rear of the property. An extensive louver system offers flexible living during summer and winter and the open plan living allows direct line of sight to ocean views.
A floating glass staircase leads you up to a private third level master suite, picture windows lead you to the magnificent ocean vista.
Extensive landscaping which includes native dune grasses and wild flowers echo the sand dunes of the adjacent beach reserve.
The existing basement structure was used and as a result required strengthening; a double garage door was added to enable easier storage of vehicles and water toys.
Flexible living was achieved by large open spaces flowing to the front and rear of the property and while the ocean views are spectacular a second covered outdoor living area was essential to be able to shelter from the easterly winds. The louver system offers the flexibility during winter and summer while providing a smart architectural solution. Extensive decking connects the home to the street allowing passersby to engage with the occupants of the home. The deck treads have been canterlevered to deliver the appearance of floating stairs, glass balustrade was an essential part of maximising the views.
Full height double stacker's sliders again achieve the maximum viewing potential of what is an amazing view to the east. Louvers have been installed to provide passive ventilation while offering a solid security option.
Floating glass stairs not only provides the focal point of the home but a practical solution while giving the impression of a larger living space. Timber floors throughout the home are mirrored in the decking design offering a seamless transition between indoor and outdoor.
